The St Lucia is the current model which will be available to walk through throughout 2016. It has the stunning looks that you expect to find with this builder. As you walk in the door, you get a feeling of light and airy comfort. The beautiful kitchen is so attractive that it becomes a feature in its onw right. In common with current trends, the house is open plan meaning that you retain the contact with your family, wherever they are in the house.
Another point to note with this house is that the roof of the lanai has been raised which makes that area feel larger and lighter. The lanai is the only area where the builder still uses shutters if you take the platinum package. This is because if a storm does come, which historically has been rare, it gives you an area to store the pool furniture and BBQ without having to take them into the house!
This house can easily be modified to offer a 3 bed / 3 bath version, but this will increase the price slightly. As already mentioned any alterations do affect the price and the final price can only ome from the builder himself. I would say though that a 3 bed / 3 bath home is a plus as far as rentals are concerned and you would get a slightly higher rental than you would do with a 3 bed / 2 bath home.
In conclusion, as with the other models we offer, this is a lovely, modern, light house which will provide you with years of enjoyment.

This list is not exhaustive, but does include many of the features that an initial enquirer will want to know.
Note 1 The clear and fill allowance should be fine for a standard lot. What can increase the lot is if it is heavily wooded resulting in more than usual clear and if the lot is low because if this is the case, the builder will have to buy and bring in more earth to fill the lot. That is why choosing and buying a lot should always be done with our builder who is also a qualified real estate agent. Two lots might look the same, they might have the same asking price, but the final price including additional clear and fill can make quite a different. Use the professionals, they offer their years of accumulated knowledge of the area, understanding of local building regulations and our knowledge adds the knowledge of how to maximise the desirability of your home to rent and finally to sell.
Note 2 Allowances where applicable will cover the cost of the item(s). However, if you want to upgrade, buy more expensive or add more than anticipated, you will have to pay the difference between the allowance and the final bill and it is very easy to overspend! Remember that spending more than the allowance will give you personal satisfaction, but is unlikely to increase the value of your home for either rental or for sale.
Note 3 In some models, the garage has a 3 car option. The 3rd garage is smaller, usually used for a small car, golf cart or bicycles etc. It can be incorporated into the house as an additional bathroom, or used as a lock up storage area for owners.
Note 4 Prices can vary greatly. They can be lower because they are a less desirable lot or the owner wants a quick sale. They can be high because of the rear aspect, the owner wants a big return and is in no hurry to sell. The average lot price is $28,000 to $40,000 but this changes week by week and the price is going up. The average price is for guidance only.
Bronze Furnishing and housewares package:
This package will fully furnish your home with two TV’s, pictures, some silk flowers, blinds at the windows, pool furniture, a BBQ and 2 bicycles. You will be able to influence the style of furnishing and when you return to Florida, your home will be furnished, beds made, housewares package put away and ready for your enjoyment.
Silver Furnishing and housewares package:
This package will elevate your home to the stunning model home that you raise your home above the normal. It will come with 2 TV’s, more pictures, more silk arrangements, both blinds and toppers at the window. Pool furniture, a BBQ and 2 bicycles. The toppers are what in Europe we would refer to as pelmets, but they make such a difference! Individually made to complement the colour scheme of your home, they turn your home into a beautiful, stunning home for you and if you wish to rent your home, for your guests. As above, this package contains a full housewares package which includes linens, kitchen equipment, vacuum, iron, ironing board, lights – everything you would expect to have in your own home.
